The Woodlands-based Signorelli Company broke ground Aug. 7 on a 55-acre mixed-use development along the I-69 corridor in New Caney that will bring a new H-E-B, more than 700,000 square feet of office, multifamily and hospitality space, and retail and dining to east Montgomery County.

The Commerce District at Valley Ranch, encompassing more than one million total square feet, marks the latest expansion of the 1,400-acre master-planned community about 10 minutes from The Woodlands. Founder and CEO Danny Signorelli, representatives from the East Montgomery County Improvement District and county leaders attended the ceremony, according to Woodlands Online.

"H-E-B is an exceptional partner, and we're proud to welcome them to the Commerce District at Valley Ranch," Danny Signorelli said at the groundbreaking. "Like H-E-B, Signorelli makes a long-term commitment to the community as a true partner."

The first phase, called Commerce West, will be anchored by a 120,000-square-foot H-E-B with curbside pickup, a fuel station and a car wash. It also includes a 600-unit luxury multifamily community, hospitality, retail, restaurant and entertainment uses. Roadway and utility infrastructure was already in place before construction began, according to a July 14, 2026, Signorelli news release cited by Community Impact.

Construction is underway.

A future phase will add more residential units, office space, dining and public gathering areas.

The project sits southwest of the intersection of U.S. 59 and the Grand Parkway. It joins several other Valley Ranch districts already open or under construction, including the 1.5-million-square-foot Valley Ranch Town Center and a 210,000-square-foot EMCID convention center set to open in late 2026.

Valley Ranch now totals 2.55 million square feet of mixed-use development, more than 2,000 single-family homes and 1,000 multifamily units. Signorelli began buying land for the community in 1999.

Greg Wattson, Signorelli's senior vice president of commercial development, told Community Impact in November 2025 that Valley Ranch is "one of the strongest markets that I have had the pleasure to deal with."

Montgomery County is also working with TxDOT on a $5.8 million project to build two Grand Parkway ramps near Valley Ranch Town Center, expected to go to bid in September 2027. The county projects the population within 12 miles of Valley Ranch will reach nearly 600,000 residents by 2030.

No opening date for the H-E-B or the first phase has been announced.
