Home sales fell in seven of eight Woodlands-area ZIP codes in August compared with a year earlier, according to data from Christine Hale Realty Group reported by Community Impact.

The 77389 ZIP code was the lone exception. It was also the area's standout on price: the median home price there jumped $167,000 between August 2025 and August 2026, the largest increase among the eight ZIP codes tracked.

Median prices varied across the remaining ZIP codes, with some posting gains and others declining. The 77354 ZIP code, which covers part of The Woodlands area, was not included in the analysis.

Where sales landed

Nearly half of all Woodlands-area sales in August fell in the $200,000–$399,999 price range. That bracket accounted for 140 homes, or 44.3% of the total.

The local slowdown mirrors a broader pullback across the Houston region. Single-family home sales fell 11.5% year over year in August, to 7,100 closed transactions, according to the Houston Association of Realtors (HAR). The regional median price slipped 1.5% to $330,000.

Active listings across Greater Houston rose 0.5% to 38,947 properties, leaving the market with 5.3 months of inventory. The average 30-year fixed mortgage rate was 6.67% in August, up from 6.59% a year earlier, according to Houston Agent Magazine.

Longer waits for sellers

Homes in some Woodlands ZIP codes are also taking far longer to sell. In the 77380 ZIP code, homes spent an average of 119 days on the market in June, up from 16 days a year earlier, according to a separate Community Impact report on June data.

James McLaughlin, a real estate agent with HomeRock Realty who works near The Woodlands, told KHOU on Thursday, Sept. 17, that higher borrowing costs are rippling through the market. "What that is causing is a domino effect for everyone, for the entire economy," McLaughlin said.

HAR Chair Theresa Hill said in the association's Sept. 17 update that buyers now have more options and more time to make decisions, while sellers benefit from relatively stable prices.

Greater Houston single-family sales in 2026 remain 20.1% below 2019 levels, according to HAR data reported by Community Impact.

Christine Hale Realty Group publishes monthly ZIP-code-level data for The Woodlands area. September figures have not yet been released.
