Median home prices in The Woodlands area's 77380 ZIP code jumped 44.12% in September compared to a year earlier, according to data from Christine Hale Realty Group first reported by Community Impact.
ZIP code 77389 also posted a sharp gain, with its median price climbing 25.76% year over year. In all, median prices rose in four of the eight Woodlands-area ZIP codes the realty group tracks.
The price gains came alongside a mixed picture for sales volume. Homes sold in four of the eight ZIP codes outpaced September 2025 totals, while three ZIP codes saw fewer sales. Sales in 77384 held flat.
Longer waits for sellers
Sellers in most of the area are waiting longer to close. Homes spent more days on the market in five ZIP codes in September 2026 than in September 2025, while three ZIP codes saw shorter listing times.
The sharpest increase hit 77375, where the average time on market rose from 60 days to 99. On the other end, 77384 improved from 115 days to 80.
The local trends echo a broader slowdown. The National Association of Realtors (NAR) reported Oct. 20 that pending home sales nationwide fell 7.3% month over month and 11.3% year over year in September. In the South, pending sales dropped 8.2% month over month and 12% year over year.
"Market conditions weakened in September due to fast-rising mortgage rates," NAR Chief Economist Dr. Lawrence Yun said. He added that housing affordability "is more affected by changes in mortgage rates" than by job growth or income gains.
Houston metro picture
The Houston-Pasadena-The Woodlands metro area saw active listing inventory grow 5.3% year over year in September, according to a Realtor.com housing report. The metro's median list price was $353,995, down 1.7% from a year ago. About 20.2% of active listings in the metro carried a price reduction.
That metro listing-price dip contrasts with the sharp median sale-price gains in 77380 and 77389. Christine Hale Realty Group, a RE/MAX team based in The Woodlands, compiled the September figures from home sales data rather than listing prices.
The August report from the same group showed a tougher month: sales fell in seven of the eight ZIP codes, with only 77389 posting an increase, Community Impact reported.
