Jersey Mike's Subs will convert a vacant retail space in the Rayford Crossing shopping center into a new sandwich restaurant, with construction set to begin Aug. 17 and a target completion of Sept. 21.

The price tag: $300,000.

The chain filed a project with the Texas Department of Licensing and Regulation on July 13 for the location at 2927 Riley Fuzzel Road, Suite 350, in Spring. The filing lists the work as a tenant finish-out of a 1,343-square-foot second-generation retail space, including new kitchen equipment, interior walls and mechanical, electrical and plumbing finishes.

The permit names Hunter Jones as the tenant funding the privately financed renovation. It is unclear whether Jones is the franchisee or a contractor representative. The building owner is CH Retail Fund II/Houston Rayford Crossing LP, a Dallas-based entity. Fort Worth design firm AEP America is handling the project.

Rayford Crossing sits near the intersection of Riley Fuzzel Road and Rayford Road, along the I-45 corridor just south of The Woodlands. The strip center spans roughly 253,000 square feet with about 13 stores. The new Jersey Mike's would join a corridor where Panera Bread reopened under a new operator on the same road after a year-long closure.

Jersey Mike's, headquartered in Manasquan, New Jersey, operates about 3,000 locations nationwide. Private equity firm Blackstone acquired a majority stake in the chain for $8 billion in early 2025.

Community Impact first reported the filing on Aug. 5, noting it would update the story as more details become available. No official opening date has been announced beyond the Sept. 21 construction completion target.
